Approximately 30% of Sacramento cash buyers use questionable contract tactics – something I’ve personally experienced multiple times in 2025. Here are five critical red flags to watch for when reviewing a cash buyer’s contract. First, beware of unrealistically high offers! When the price seems too good to be true, it usually is – this tactic locks you into a contract while giving the buyer leverage to reduce the price later during their due diligence period. Second, be suspicious of closing dates beyond 14 days. As an A+ BBB-rated buyer for over 6 years, I can confirm there’s no legitimate reason a real cash buyer needs more than 14 days to close. In California, properties require a preliminary title report which typically takes only 7 days. Third, excessive contingencies are a warning sign. Legitimate buyers like myself need only one brief inspection – I typically spend 15-20 minutes evaluating a property, not multiple visits with endless conditions. Fourth, verify recent proof of funds. Legitimate buyers should provide bank statements or hard money verification from within the past 30 days. Finally, research the buyer’s identity. If you can’t find the person or company online or verify their business through the Secretary of State website, you might be dealing with a ghost buyer.
